As Bristol continues to ready itself for the return of office workers post-lockdown, a major refurbishment has recently commenced at a central office building with the aim of providing the city with grade A business accommodation within a sustainable design.
The significant modernisation project at 10 Victoria Street is scheduled to complete in September 2021 and will be one of just a handful of buildings conducting works of this scale in Bristol this year.
The 48,000 sq. ft building, which has a Grade II listed façade, is owned by Northwood and sits in the heart of the city’s business district. The flexible space will be available from 5,000 sq. ft upwards with a stunning new entrance. It will also be Smart enabled, allowing its refreshed design and operation to be highly sustainable whilst aiming to achieve Platinum accreditation for both Wiredscore and Cycling Score. The building has been designed to meet occupier demand for sustainable travel with 76 bike racks, a new tenant shower and changing facility as well as 11 car spaces with EV charging points and a terrace on the 4th floor.
Contractor Estilo has been appointed to undertake the refurbishment works and the new configuration will also enable future occupiers to create a separate entrance on the ground floor.
CSquared and Hartnell Taylor Cook are the appointed agents.
Chris Grazier, Partner, Office agency at Hartnell Taylor Cook, said: “10 Victoria Street will repurpose an existing building to meet occupiers ever-changing post-COVID demands. Equally, it will offer sustainable accommodation that tenants can easily benchmark and see the impact they are having on the environment and on their occupational costs. Ultimately, it is perfectly timed to hit the market as occupiers begin to implement their post-COVID occupational strategies from Q2 this year.”
Seonaid Butler, Associate Partner, Office agency at CSquared, said: “This is one of the few buildings that can provide new floor plates of over 10,000 sq. ft in the market this year whilst also creating smaller, flexible units with the ability to have their own front door. The amenity provision will also be amongst the best in the market.”
