Acting on behalf of asset and property consultants, Müller International, Cushman & Wakefield has secured a new letting at 44 Peter Street in Manchester.
High-end dental clinic, Tomas Clinic has taken 2,564 sq ft on the ground floor of the building on a new 10-year lease.
The letting follows the arrival of chartered accountants & business advisors, Mitchell Charlesworth and career guidance service provider, Career Connect who signed up for 2,914 and 620 sq ft respectively towards the end of 2020. The quoting rent for the building is £22.50 per sq ft.
44 Peter Street occupies a central location in Manchester city centre, adjacent to the Radisson Edwardian Hotel and between St Peter’s Square and Spinningfields. The area has seen an influx of new bars and restaurants in recent times including Manhattan and Rudy’s Pizza.
Constructed in 1990, the building recently underwent a refurbishment programmed to provide high specification offices on open plan floor plates. The building is due to soon undergo a further programme of works to include new basement facilities, increased cycle storage and refurbished lobby areas.
Harry Skinner, Associate in Cushman & Wakefield’s Office agency team in Manchester, said: “We are delighted to have agreed these new lettings at 44 Peter Street, particularly given the challenging market conditions experienced over the last 12 months. Tomas Clinic are another great addition to the building and will undoubtedly improve its kerb appeal.
“We are seeing an uptick in enquiry levels and transactional activity as the national restrictions are lifted, and businesses have more certainty on how much space they will need going forwards. Buildings such as 44 Peter Street, which can offer small, flexible suites of 3,500 sq ft and below are particularly well placed to secure tenants.”
The building is managed by Müller on behalf of Credit Suisse Asset Management. JLL is the joint letting agent.
