Trebor Developments and partner, Hillwood, have commenced construction of Central Approach, a single 113,452 sq ft prime industrial/ logistics unit located on Western Approach. A&H construction have been appointed to build the unit, alongside the recently pre-let advanced manufacturing facility, to be occupied by Oxford Instruments, a leading global provider of high technology products and services. The £36m project is due to practically complete this year (2021).
James Drew, Development Director at Trebor Developments said “we are delighted to start construction, supplying new industrial and logistics accommodation into the Bristol market. With excellent connectivity, enhanced landscaping and parking provision, EV charging points and access to connected green walkways, we look forward to discussing Central Approach with occupiers seeking to locate within a high-quality development, in a highly accessible location”.
“The unit will provide prime, high specification industrial space, with 12m eaves height, 50m deep rear yard, and grade A office accommodation to the front incorporating shower facilities”, said Tom Watkins, Director of Industrial and Logistics at Colliers. Practical completion will be December 2021 but early access for fit out will be possible in only 7 months’ time.
Philip Cranstone, Director and Head of Industrial and Logistics for CBRE in the South West, added: “The location is well reputed as the prime logistics location in the South West. However, the addition of Oxford Instruments to existing manufacturing occupiers in the vicinity, prove that the location can attract such companies for HQ facilities in addition to traditional logistics operators. The unit has a B2 and B8 planning consent and a market leading 1 MVA power supply.”
CBRE and Colliers are the joint marketing agents on behalf of Trebor Developments and Hillwood.
