Legwear International Ltd, who have been supplying wholesalers and retailers with quality hosiery for more than 20 years, have acquired new premises on Clover Nook Industrial Park, Alfreton, after successfully seeing off strong competition for the premises.
10 Grange Close provides workshop and office accommodation of approximately 10,386sq.ft., together with a mezzanine of 3,942sq.ft. and an undeveloped parcel of land to the rear which provides an additional 0.4 acres that is considered suitable for expansion/development.
Hugo Beresford of Salloway Property Consultants, who brokered the deal on behalf of a private client, was sure the property would prove to be popular. “It ticks all the boxes – freehold, industrial, expansion land and in a great location. We have many customers looking to buy properties like this. I told my client I was confident that we would drum up a lot of interest for the property and I was not disappointed. As soon as our marketing went live there was a flurry of interest and 16 potential buyers viewed the property in quick succession.
It took just 18 days to conclude the sale agreement. The fairest and most equitable way to arrange a private treaty sale where there is such a high level of interest is through an informal bidding process. It gives all the interested parties an opportunity to put their best foot forward and enables the client to make an informed judgement based upon all the terms submitted.
The bidding was close but Legwear International Ltd came out on top and I wish them every success in their new premises”.
Allan Falconer, Managing Director of Legwear International Ltd, said “this property meets our requirements perfectly – space, offices, security, mezzanine and a bonus piece of vacant land. In my opinion, the premises offered great value, particularly when compared to new build properties that are on the market. Salloway managed all aspects of the deal – exchange and completion happened very quickly and efficiently, with a very happy buyer and a very happy seller – a truly win/win situation. I would highly recommend their services to both buyers and sellers of industrial properties”.
Beresford added “the market for industrial premises continues to thrive, despite a notable lack of available stock. We continue to receive an encouraging level of enquiries and would urge anyone who has commercial premises that they are considering bringing to the market to give us a call, as we would be delighted to assist”.
