St. Modwen Logistics has signed a deal with its existing customer, Gardiner Brothers & Co, to support the expansion of the UK’s leading distributor of global footwear brands at St. Modwen Park Gloucester.
The footwear specialist has signed a 10-year agreement for a brand-new 116,000 sq ft build-to-suit unit at the 58-acre site which, when complete, could create up to 50 new jobs for the local area.
St. Modwen plans to commence construction on the new unit in March, which will be ready for occupation in September 2021.
This unit will be the third St. Modwen facility to be occupied by Gardiner Brothers in Gloucester since signing the first deal at Quedgeley West Business Park in 2008.
The new, high-quality logistics space at St. Modwen Park Gloucester will provide Gardiner Brothers with 10 dock level loading doors, 2 level access loading doors, 93 car parking spaces, and Grade ‘A’ first floor office space.
Construction is also underway on the second phase of speculative development at the site, which will see St. Modwen Logistics deliver a further four new detached units between 36,000 and 55,000 sq ft. Work is expected to be complete on all five new units comprising over 300,000 sq ft in Q3 2021, with the new units set to create over 400 jobs for the Gloucestershire area.
Build to suit opportunities are also available across the remainder of the site up to 300,000 sq ft.
Located directly off Junction 12 of the M5 motorway and with easy access to the A38 dual carriageway, St. Modwen Park Gloucester is well connected to the national motorway network, making it a popular location for industrial and logistics businesses.
The site is already home to several well-known logistics firms, including global water treatment and magnetic filtration manufacturer ADEY Innovation, and multichannel kitchen and diningware retailer, ProCook.
Peter Davies, Development Director at St. Modwen Logistics, said: “St. Modwen Park Gloucester is a prime site for logistics businesses in the region, significantly boosting the local economy with new employment opportunities. Gardiner Brothers & Co is a great addition to our national portfolio of leading businesses, and we look forward to welcoming them to the site following construction.”
James Gardiner, CEO of Gardiner Brothers & Co, added: “We’re pleased to have secured a prime build-to-suit opportunity at St. Modwen Park Gloucester. The scheme is so well located, which will naturally bring many benefits to us as a company – particularly with the direct motorway access. We eagerly await the completion of the unit and look forward to growing our business here.”
Joint agents for the scheme are Alder King Property Consultants and DTRE.
Adrian Rowley, Partner at Alder King Property Consultants, added: “Gardiner Brothers & Co’s decision to move to St. Modwen Park Gloucester illustrates the need for new, high-specification industrial space across all sizes in the region and further justifies the decision to continue the speculative development of units at the scheme.”
