Hampton Brook has announced the sale of a new 140-acre logistics park at South Caldecotte in Milton Keynes to Ivanhoe Cambridge and Peel Logistics (PLP). The project will be an exemplar business park environment for modern logistics and manufacturing occupiers looking for high quality, flexible logistics space to serve the wider South Midlands and South-East market.
Hampton Brook promoted the strategic site through planning and successfully secured an outline planning permission in November last year for over 2 million sq ft of logistics space and subsequently selected Ivanhoe Cambridge and PLP as the scheme’s delivery partner.

The logistics sector has demonstrated its role as a keystone of the UK’s critical infrastructure during the pandemic and continues to adapt to the rapidly shifting consumer e-commerce and last-mile logistic operators.
The site will be the first major logistics park in the UK to be delivered with carbon net-zero construction and a carbon net-zero ready for occupation rating under the UK Green Building Council Framework.
The development, which is one of the most significant investments of its kind made within South East, is located between Birmingham and London, with access to the key south eastern conurbation of the United Kingdom, its southern shipping terminals, airports, and rail network. The site will significantly contribute to broadening PLP’s geographical exposure in the UK, providing access to the affluent South-East region – a region that continues to suffer from constrained supply and significant occupier demand.
On completion, the project will extend to 100 acres and comprise a range of unit sizes from 30,000 sq ft up to 500,000 sq ft allowing PLP to meet the demands of both local businesses, last mile logistics facilities, and large scale national and regional distribution hubs a totalling over 2 million sq ft. The first phase of development is targeted for completion in the second half of 2022.
This follows Hampton Brook’s successful delivery of over 120 acres to Panattoni on the M1 at Northampton for a 1.6m sq ft industrial and logistics park in 2018. Panattoni has pre-let 625,000 sq ft of space to Eddie Stobart Logistics and is now on site developing three further units totalling 1 million sq ft.
Hampton Brook is delighted to have successfully promoted both of these sites through the planning system and provided them to their chosen delivery partners, showing their knowledge of the regional market and understanding of the lack of supply and pent up demand for large scale logistics sites.
