Swiss Investment Foundation AFIAA and Stanhope have announced the practical completion of Gresham St Paul’s, a workplace on Gresham Street with fantastic views of St Paul’s.
Gresham St Paul’s at 45 Gresham Street in the City of London has approximately 170,000 sq. ft. of prime office space over nine floors, with large terraces on the top three floors: at the heart of the financial centre and close to St Paul’s Cathedral and other prominent cultural landmarks. The majority of the building is pre-let with only 30,000 sq. ft. still available. The building will soon house the new London headquarters of financial, investment and professional services firm Tilney Smith & Williamson and broker Numis Securities.
The design, by Stirling Prize winning architects Wilkinson Eyre, has been adapted to provide additional resilience to respond to the ongoing COVID-19 pandemic through smart solutions, including contact free entry to the workplace to provide occupiers and guests piece of mind.
The original design focused on delivering a sustainable building, by maximising the retention of the existing structure, a focus on provenance of materials/products and emphasis on design efficiency.
As a result, Gresham St Paul’s will cut carbon emissions by up to 23% per person compared to a traditional refurbishment or new build and save 6,600 tonnes of CO2 over its lifetime compared with a new building. This equates to the annual carbon footprint of over 1,200 people in the UK.

The technical specifications of Gresham St Paul’s are second to none, with a WiredScore Platinum rating, Wi-Fi enabled café, reception and business lounge, 254 bike and locker spaces with generous changing and shower facilities, and it is targeting a BREEAM Excellent sustainability rating.
Gresham St Paul’s is the first development project on which AFIAA has partnered with Stanhope, who were the developers of the original building on the site.
