Barnfield Developments has announced the purchase of a 5-acre site for commercial development in Carnforth, Lancashire.
The site, which has outline consent for B1, B2 and B8 use, is the latest acquisition for Barnfield Group’s rapidly growing development arm. Scheme proposals are currently being worked up with proposals for high quality units from 4,000 sqft.
The scheme, named Carnforth 356, is located on the A601(M) fronting Junction 35 of the M6 is expected to be an extremely popular location. The development was named primarily linking the site with the location (Junction 35 of the M6), but inspiration was also taken from the old Porsche model 356, as a nod to the neighbours – the new Porsche Centre South Lakes, which is currently being constructed on the adjacent plot.
Tracy Clavell-Bate, Head of Development and Acquisitions for the Group said, “As part of our Group business plans we are actively looking for ‘oven ready’ development sites in the North West, so when this site was introduced to us we knew instantly that it would sit perfectly within our development portfolio. The site is in an ideal location for business, and having outline consent cuts down timescales for delivery. Though we only acquired the site in December we are already working with number of interested parties, which is really positive”.
Town Mayor, Cllr Kath Bromilow, commented, “I’m delighted to see such a proactive developer has purchased this prominent employment site. Barnfield’s track record of development and construction in the area precedes them and the team have been a pleasure to deal with to date. I’m really looking forward to seeing the site developed which will create and safeguard jobs in the town.”
Barnfield Construction will carry out the main contracting work and with the level of interest hope to be on site later in the year. The construction team are familiar with the area having built 150,000 sqft of industrial units on Carnforth Business Park opposite the site, in 2013.
Supporting Barnfield Developments with the project going forward will be joint agents – Andrew Pexton at JLL and Brendan O’Herlihy & Sara-Jane Preston at Preston O’Herlihy – Barton Willmore (planning consultants) and Bate-Taylor Architects. The landowner was represent by SCP Investments Ltd.
