CBRE and JLL have been appointed as joint agents on Louisa Ryland House, Newhall Street, Birmingham.
Euro Properties Investment Ltd has instructed CBRE and JLL’s office agency teams to market the 86,000 sq ft building, which is currently undergoing a multi-million pound refurbishment.
The newly refurbished space will provide Grade A office accommodation over six floors, with floorplates ranging in size from 3,784 sq ft to 15,360 sq ft. The quoting rent is £31.50 per sq ft.
In keeping with Louisa Ryland House’s Grade II listed status, some of the building’s original period features and styling have been retained and incorporated into the design of the office space, alongside modern features including exposed services. A feature spiral staircase connects the second and third floors.
On-site tenant amenities include a roof terrace, external courtyard, café, showers and changing rooms, and cycle facilities.
There will also be an element of flexible office accommodation within the building, providing space for traditional occupiers alongside startup and scale up businesses.
Theo Holmes, director in CBRE’s Birmingham office agency team, said: “Louisa Ryland House has been the subject of a number of redevelopment proposals over the years so it’s great to see this landmark listed building being brought back to life.”
Jonathan Carmalt, director in JLL’s Birmingham office agency team, added: “The mix of flexible floorplates, which can be reconfigured to suit different size requirements, and the potential to split the space to provide a separate self-contained office with its own access, means Louisa Ryland House will appeal to a range of occupiers.”
Louisa Ryland House is located in the heart of the Colmore Business District and is within easy walking distance of New Street and Snow Hill Stations, as well as shops, bars and restaurants.
