Barings, one of the world’s largest diversified real estate investment managers, has signed a management agreement with flexible workspace group, Hana, at its Landmark office development in Manchester’s St Peter’s Square. Hana will design, build and operate the flexible space called Hana at St Peter’s Square, which is expected to open in mid 2021.
Hana, a subsidiary of CBRE Group, Inc, will open its second location in Manchester totalling approximately 32,000 sq ft at Barings’ award-winning 180,000 sq ft development, which offers 14 floors of BREEAM Excellent and Wired Score Platinum certified, highly efficient office space in the prime core of Manchester City Centre.
Since its launch by CBRE in the UK in 2019, Hana operates a few London locations and its first Manchester facility is set to open in January 2021. Hana partners with landlords to meet the rapidly growing demand for flexible office space by developing and operating workspaces that include enterprise-grade private office suites (‘Hana Team’), conference and events space (‘Hana Meet’), and a small portion dedicated to traditional co-working (‘Hana Share’).
Barings’ focus on well-being, customer experience, sustainability and technological infrastructure at Landmark has delivered a world-class office building with the capacity to support the implementation of Hana’s high-quality and hospitality-driven operations. Landmark also provides all-important facilities for existing and future tenants, including the introduction of contactless technologies enabling touch-free movement within the building, access to secured bike spaces, an eleventh-floor terrace, a fully equipped locker room with showers, electric car charging stations and more.
Ian Mayhew, Managing Director at Barings, said; “We are incredibly proud to be partnering with Hana, a brand which aligns perfectly with our design strategy and focus on delivering a world-class business environment. We recognise that flexible working is effective at every level of a business from individuals to multi-national corporations and in partnership with Hana we look forward to providing this service within Landmark. Hana’s workspace experience, which includes conference and meeting room facilities and a coffee bar, will also be attractive to occupiers within the rest of Landmark, enabling them to easily flex their space requirements up or down in response to increasingly dynamic business needs. We are experiencing significant interest in the remainder of the building from several potential occupiers and we look forward to making further announcements in due course.”
Paul Nellist, EMEA Managing Director, Hana said; “We could not be more excited to be partnering with Barings, an innovative institutional landlord at a Class A building that provides the amenities occupiers desire. This is another great example of how Hana partners with forward-thinking landlords to manage their flexible space. Additionally, we continue to see strong demand in Manchester from occupiers to add greater flexibility to their real estate portfolios. This comes as no surprise due to the city’s diversity of industries, plethora of cultural attractions and appeal to investors.”
Landmark has received overwhelming support from Manchester City Council as the concluding project for the prime St Peter’s Square business district, where substantial private and public sector capital has transformed the area and attracted high-profile occupiers in recent years.
Leasing agents on Landmark are CBRE and Colliers International.
