St. Modwen Industrial & Logistics has secured detailed planning permission for an 88,790 sq ft facility at its 78-acre industrial and logistics site just off Junction 17 of the M4.
The new unit will form the second phase of development at St. Modwen Park Chippenham, which is set to be delivered next year, with the developer beginning works from February 2021.
St. Modwen’s first phase, a 106,200 sq ft unit, has recently reached practical completion and is ready for immediate occupation by industrial and logistics occupiers.
The speculative second phase will provide high-quality industrial and logistics space, catering to the needs of all modern occupiers. To be known as C88, the new unit will benefit from an internal height of 12.5 metres, 67 car parking spaces including 10 electric car charging points, a yard depth of 50m, and EPC ‘A’ rating.
Once complete, the whole scheme is expected to create around 1,300 jobs, as well as skills, training and apprenticeship opportunities in collaboration with Wiltshire Council and other partners including Wiltshire College. Longer term, St. Modwen Park Chippenham will generate significant economic growth for the local area.
St. Modwen Park Chippenham is situated on the M4 corridor, midway between Bristol (24 miles to the west), Swindon (17 miles to the east), and at the heart of the South West’s established logistics triangle.
David McGougan, Senior Development Manager at St. Modwen Industrial & Logistics, said: “Our confidence in Chippenham is clear and we are pleased to have been granted planning for a further 88,790 sq ft of warehouse space. The town is the major commercial location in north Wiltshire and benefits from excellent transport links. Following completion of Phase 1, C88 will fulfil demand in the local area and allow a leading industrial and logistics occupier to thrive here.”
Philip Whitehead, Leader of Wiltshire Council, added: “St. Modwen Park Chippenham is an important scheme for Wiltshire, with the genuine potential to boost employment in the north of the country. Once complete, this high-quality business park will help to generate inward investment in the area and put Chippenham on the map as a place to do business.”
Joint agents for the site are Alder King, DTRE and JLL.
Andrew Ridler, Partner at Alder King Property Consultants, added: “St. Modwen Park Chippenham is strategically positioned to provide direct access to the national motorway network, and this new unit will provide a prime opportunity for any leading industrial and logistics business. The second phase widens the scope of the scheme and we look forward to welcoming an occupier on board, with interest already high following the successful delivery of Phase 1.”
