A new regional headquarters for a logistics business has been delivered in Bedfordshire in a deal secured by commercial property consultancy Kirkby Diamond.
A new lease on the 53,346sq ft warehouse/distribution uniton 3.84 acres, which was speculatively developed at Leighton Buzzard has been agreed.
Known as The Crossing, developer Brickhill Construction completed the unit to include 1,033 sq ft of office space at first floor, secure and gated yard, dock and level loading and substantial car parking. It is located just six miles from junction 11a of the M1.
The deal illustrates Leighton Buzzard’s growing popularity as a logistics location following the completion of junction 11a of the M1, which provides mainly dual carriageway access within a short drive time.
Luke Tillison, partner and head of commercial agency and industrial at Kirkby Diamond, said: “The Crossing is a high quality new warehouse, in a location that is ideal for logistics requirements. We are delighted to have been able to conclude the letting on behalf of the private owner, very close to quoting rent. This further enforces the view that we have had for some time about Leighton Buzzard, that this area with good road links is currently an untapped gem.”
He added: “Following the construction of junction 11a of the M1, Leighton Buzzard has become a highly viable location for logistics firms and we are seeing a lot of interest in both small and larger sized accommodation that becomes available.”
The Crossing fronts on to the A505 Leighton Buzzard Bypass, providing easy access to Aylesbury via the A418, Milton Keynes via the A5, and the M1 Corridor via J11a.Specification includes 9.6 metre eaves, two dock and two level access doors, 50KN/m2 floor loading and air-conditioned offices.
