Topland have instructed two of Bristol’s leading firms of property consultants Alder King and Jones Lang LaSalle to market over 58,000 sq ft of quality office space in Whitefriars, one of Bristol city centre’s landmark buildings which the privately-owned investment company recently acquired for £6.5m.
Whitefriars provides a total of 145,000 sq ft of modern office and ancillary accommodation over 11 storeys in a prime central location.
In a proactive move to drive the cashflow of its new investment, Topland is offering 58,500 sq ft of available space within the building on new rental terms of £9 per sq ft together with a capped service charge.
The accommodation is available in highly flexible configurations, with suites from1,640 sq ft to an entire floor of 19,010 sq ft, one of Bristol’s largest available single floor plates. The property also benefits from on-site conference facilities, a cafe and gym with fitness facilities available exclusively to occupiers, together with substantial secure on-site car parking at a ratio of 1:600 sq ft, one of the best ratios in Bristol city centre.
Simon Price, partner and head of agency at Alder King, says the new terms represent real value.
“Whitefriars is a modern business environment with recently-refurbished and highly flexible office space right in the heart of the city. The new rental terms offer a win-win scenario for both landlord and occupier, generating secure rental income for Topland while delivering exceptionally good value for occupiers.”
Ian Wills, office agency partner at JLL says: “Whitefriars is one of the most well-known office buildings and is conveniently close to many of the retail and leisure attractions in central Bristol. We anticipate that the new marketing strategy will generate a good deal of interest in the market.”
