Despite the effect that the pandemic is having on the office market in Worcestershire, business owners who are seeking accommodation are prioritising quality and location during their search according to Worcestershire commercial property consultancy and Chartered Surveyors GJS Dillon.
Wildwood Triangle in Worcester, which is close to junctions 6 and 7 of the M5 and within easy access of public transport networks, was the recent location of choice for a property development and investment specialist.
Henry Burlison Churan, GJS Dillon’s Commercial Negotiator for South Worcestershire, acted on behalf of a private pension fund to let Unit 4, Wildwood Triangle, to Mercian Developments on a new leasehold of 5 years. This particular tenant wanted to relocate from a Business Park in Malvern to better-located space in Worcester.
This modern high spec ground floor office suite with 8 allocated car parking spaces measures 1,500 sq ft. and was marketed with a guide rent of £17 per sq ft.
Mr Burlison Churan says: ‘While there’s no doubt that the pandemic is affecting demand for office space, high spec office accommodation in a good location remains popular. We are marketing a number of grade A office suites in and around Worcester including offices at Saggar House and The Royal Worcester Porcelain Works and as such we would urge other businesses to talk to us about their shifting priorities for office space within the current market’.
