A Birmingham commercial estate has reached full capacity, further highlighting the shortage of industrial stock within the Midlands.
Mainstream 47, in Saltley, is the latest estate within the region to reach fully let status.
The estate, which extends to over 26,000 sq ft, is located on Mainstream Way off the A47 Saltley Road, and made up of a terrace of 10 modern warehouse units with two-storey offices, designated loading and parking areas.
Harris Lamb has been marketing the estate alongside joint agents Siddall Jones with the last unit being let to Birmingham City Council.
Sara Garratt of Harris Lamb’s agency team said: “Demand for good quality industrial property throughout Birmingham has long-outstripped supply, and this is the latest commercial estate within the region to reach full capacity.
“With Mainstream 47’s prominent location offering close proximity to both the motorway network and the city centre itself, it has proved a popular choice for both city-centric occupiers and those requiring good UK-wide access links.
“With two other units at the site having been let in the past three months, the final unit at the site, Unit 9, has now been let on a 5-year lease, and highlights once again the need for further warehousing within the area to meet ongoing occupier demand,” she added.
A spokesperson for Avon Capital Estates, which has owned the estate for more than 15 years, commented: “In light of the difficulties we’ve all experienced in 2020, it has been a surprisingly buoyant market.
“Our joint agents worked closely with us to achieve the last couple of lettings in spite of the road blocks encountered during lockdown, and we’re pleased that Mainstream 47 is now fully let.”
