Firms eye new premises at Bristol’s leading industrial estate

Leading commercial property agents, Jones Lang LaSalle, says it has already received approaches and expressions of interest from several companies about a new unit which has become available on one of Bristol’s premier industrial estates.

Jones Lang LaSalle and Colliers International have been appointed by the UK Commercial Property Trust as joint agents for the leasing of unit 107, a modern, 14,000 sq. ft detached premises on the Emerald Park East, near Emersons Green.

Chris Miles, associate director in Jones Lang LaSalle’s industrial and logistics team said: “The Emerald Park East estate is a high-quality and much sought-after distribution and business space. The unit is in an outstanding location and has extremely high specification facilities, including six-metre eaves and two loading doors. The unit is already attracting significant interest from a number of companies within the Bristol area and further afield, which comes as no surprise.”

Located on the A4174 at Emersons Green, the Emerald Park East estate is two miles from junction 19 of the M4 and seven miles from Bristol city centre. Bristol Parkway railway station and Bristol International Airport are within four and 15 miles respectively of the park.

The park is currently home to 17 tenants, including carpeting specialists danfloor UK Ltd, which moved to Emerald Park East in September 2011. Employing 18 members of staff, danfloor works closely with organisations from the healthcare, commercial and the education sectors.

Catherine Helliker, danfloor’s marketing manager, said: “Danfloor has a UK-wide customer base, and as a result of substantial commercial growth, we were looking for a high-quality industrial premises which offered us greater stockholding and distribution facilities.

“Transport links and parking facilities were high on our list of priorities, and Emerald Park East’s proximity to key motorways meant we could accommodate deliveries from large vehicles more easily and therefore meet our customers’ needs more quickly. We also recognised that the park offered first-class facilities to clients who could enjoy doing business in a high-quality landscaped environment.”

Earlier this year, Emerald Park East was bought by UK Commercial Property Trust – managed by Ignis Asset Management – as part of a £60.5m deal.
