Midlands based developer Hodgetts Estates has completed steelwork on two new warehouse and general industrial units at its 700,000 sqft business park scheme Core 42 Tamworth, near Junction 10 M42 and adjacent to Birch Coppice.
Currently under construction, the units of 31,300 sqft and 14,250 sqft are due for completion in October 2020. The high specification of the units matches their prime location and includes large secure private yards, large power supplies, mains gas, EPC ‘A’ rating, 10%-15% rooflights, WCs, showers, cycle storage, siphonic drainage, Hormann Level Access Doors, and market leading cladding to Chill Store specification. The new units will provide much needed supply of high specification ‘mid-box’ smaller units into a market which has been dominated by larger ‘big-box’ warehouses more recently, and should be of interest to local and national operators looking to upgrade or expand their current facilities. The chill store cladding specification also means that the units could be of interest to companies operating in the food retail sector.
Edward Hodgetts said, “We’re pleased with the speed of construction of the units especially given events of the last few months. The prime location demands a prime specification and we have enhanced a number of elements to include non-touch operation to support infection control measures. We are undertaking viewings with potential occupiers currently and look forward to welcoming new businesses to the Core 42 scheme alongside existing occupiers such as Greencore and Bond International.”
To date, Hodgetts Estates have constructed and let over 260,000 sqft at the prime logistics location Core 42 Tamworth. Local occupiers to the area include Aldi, Greencore, OCADO, Volkswagen, Sainsbury’s, TNT and UPS.
Interested occupiers should contact Edward Hodgetts or agents Richard James-Moore or Carl Durrant at JLL and Adam McGuinness and Nick Waddington at MWRE.
