Alongside their joint agent, Harris Lamb has overseen two warehouse lettings in Kidderminster to local businesses within just a week of one another following a major refurbishment.
Units one and three at the Vale Industrial Estate were let as businesses continue to secure well-specified commercial opportunities, despite the expected short-term uncertainty as a consequence of Covid-19.
Harris Lamb’s building consultancy team oversaw a £250,000 refurbishment of units 1-3 at the Stourport Road Estate after the former tenant, Specsavers, vacated to a purpose-built facility elsewhere in the town. All three units were separated, refurbished and redecorated and external areas overhauled.
Unit 1, a 14,522 sq ft warehouse, has been taken on by Fibex Composites, a supplier of specialist GRP Composite products to the construction, power, electricity generation, water and rail sectors, while Central Profiles, a leading fabrication company, has secured the 11,406 sqft Unit 3.
Neil Slade, Director at Harris Lamb, said: “While we’re currently experiencing challenging conditions due to the ongoing pandemic, but wherever possible businesses are trying to operate and plan for the future. All commercial deals at the present time show a commitment to future stability, where the industrial sector may see further investment and appeal from increased onshore manufacturing, stockpiling and warehousing for home deliveries
“There is still an appetite for industrial property throughout the Midlands and where landlords have invested in refurbishment of existing stock, we wholly expect to see strong demand going forward.
“At Vale, the high standard of the works, market facing terms and immediate availability allowed for two deals to be completed on a near simultaneous basis.
Unit 2, a 13,788 sqft warehouse with offices, car parking and yard, remains on the market.
