Mantle, the Hertfordshire-based commercial property investor and developer, has acquired Field House in Harlow from a private investor for £10.5 million and completed its new office development of two pre-let office buildings at Thremhall Park, Stansted.
Field House is a 65,762 sq ft (6,109 sq m) four floor multi-office building adjacent to Harlow Town Station on Station Approach which is three miles from J7 of M11 between Stansted Airport to the north and J27 of M25 to the south.
The building has recently been refurbished and occupiers will benefit from increased asset management and potentially the introduction of a business centre providing vibrant co-working office space and meeting rooms. Mantle already operates six business centres in the east of England in Cambridge, Chelmsford, Duxford, Oxford, Stansted and Stevenage.
Headquartered at Thremhall Park, Stansted, the news follows Mantle’s recent completion of two office buildings totalling 8,000 sq ft at the Park: Carriage House and Raye House have been let to HD Clinical Ltd and Andrew Construction Recruitment Ltd respectively, both of which were existing tenants on the park and required new office space following business expansion.
Guy Baker, chief executive officer, Mantle said: “We continue to focus on the south east office market, acquiring well-located office buildings with good transport links and asset management opportunities. Field House fitted our strategy and we will actively manage the building for the benefit of the occupiers and consider opening a business centre as part of our growing south-east network. To have pre-let our two new buildings at Thremhall Park to existing tenants shows that businesses in the area are fast-expanding and require Grade A office space.”
For Field House, Harlow, Bidwells acted on behalf of Mantle. The Thremhall Park lettings were agreed from an asking rent of £25 per sq ft.
