Rockhaven Developments has secured the first sale at its new Rockhaven industrial development at Cabot Park in Avonmouth, reflecting the continued demand for new employment space in the region.
A Bristol headquartered company has purchased the freehold of the 12,236 sq ft Unit A off a quoting price of £1.53 million. The company’s relocation to Avonmouth provides it with larger premises and will enable it to invest in new machinery.
Rockhaven is the last phase of development to be delivered at Cabot Park, a major 250 acre employment scheme off St Andrews Road with established occupiers including Honda, John Lewis, Amazon, Honda and Co-Operative.
The Rockhaven scheme is a 5.75 acre greenfield employment development at the rear of Cabot Park.
With one unit now sold, other opportunities at the scheme include a 25,132 sq ft unit with large yard available to rent or purchase and a further serviced site totalling 3.7 acres which could accommodate design and build requirements of up to 65,000 sq ft in a single building.
Alder King and GVA are acting as joint agents.
Andrew Ridler, industrial/logistics partner at Alder King, said: ‘Rockhaven has a strong record in delivering high quality schemes in Bristol and the wider region including current projects in Gloucester and Swindon. The speculative start at Avonmouth has now been validated with this unit from the first phase sold. The latest Rockhaven scheme will give another much needed boost to Bristol’s industrial market in one of its prime industrial locations.”
Byron Hammond, Senior Surveyor at GVA in the Industrial and Logistics department, adds: ‘With a growing local economy, continuing low interest rates and rising industrial rents, demand from owner occupiers is a strong and understandable current trend. Avonmouth has changed significantly from the old heavy industrial landscape of the 1980’s with many new logistics/factory schemes underway. We are now attracting enquiries cross regionally, including businesses coming out of Bristol city centre. The opening of the new motorway junction on the M49 in 2019 will also accelerate the pace of growth.”
