All 12 units in Phase 1 at Brixey Business Park, Fancy Road in Poole have now been agreed, only half way through construction. The units range from 744 – 1,117 sq ft with prices/rents of £99,950-£139,950/£7,750-£9,500 pax. Phase 2 will comprise 12 similar units and, due to the success of the scheme, will now commence in the summer of 2012, immediately following the completion of Phase 1.
The developer, G P Commercial Investments, were keen to build a speculative development in a prime location, but with such a shortage of available employment land, had to buy a dilapidated 1950’s factory and arrange for its demolition.
There has been substantial interest in Phase 2 and already 4 units are either in solicitors hands or under negotiation.
Chris Wilson, Director at Goadsby commented “We have been reporting for some time that there is strong demand for new industrial units of between 1,000 and 2,000 sq ft from both investors and successful local companies wishing to expand. This is particularly the case for well located units with a high specification and has been amply demonstrated by the huge success at Brixey Business Park.”
Steve Tomkins, Director at Nettleship Sawyer commented “ We have been involved in a number of projects over the last decade with the parties developing Brixey Business Park. It is particularly encouraging to see new speculative commercial development in the current economic climate and pleasing that their confidence is being rewarded with such strong interest and the forward sales agreed at this early stage.
Paul Meyer of GP Commercial Investments commented “We are delighted with the speed with which sales have been agreed. This means that we have brought forward Phase 2 and which we are aiming to complete before Christmas. Already 1 unit within Phase 2 is agreed and we are talking to 3 other interested parties.”
