Bristol commercial property wizards Bruton Knowles have been appointed alongside JLL to sprinkle some magic dust on Surety House in Cribbs Causeway, just beside the Mall shopping centre.
North Bristol offices specialist Paul Williams is hoping to wrap up a new deal on the unusual facility, which is about to undergo a comprehensive internal refit at a cost of £100,000.
Paul, Head of Agency at the firm’s Bristol office said: “If Santa needed a stopover in North Bristol this is surely it. Surety House comes with more than 12,000 sq ft of handy office space for answering letters from children and doing tiresome admin work, but also throws in a useful 1,400 sq ft of warehouse/workshop space making a handy workshop for the elves as well as storage for presents, and even stabling for Rudolf and his chums!
“There is a large car park at the rear where he could park his sleigh and up to 67 other vehicles, which will be invaluable now that most of central Bristol and Clifton is covered by Resident’s Parking Zones!”
Paul explained: “We appreciate that ‘offices to let’ aren’t top of many people’s Christmas list but this one does have a bit of a USP in that there is also a 1,400 sq ft warehouse and workshop facility at the rear which most office buildings simply don’t have. This being Santa’s busiest time of the year, a regional office would be perfect to help him deliver those all-important parcels on time. With the M5 junction 17 less than half a mile from the building, many other companies might find Surety House the answer to their needs as well.
“We’re in the process of re-branding the building and but given the time of year we thought a sprinkling of pixie dust wouldn’t go amiss!”
Situated in a key commercial zone on Bristol’s well-connected North fringe, Surety House has excellent access to the motorway network J17 and M4/M5 interchange and offers a total of 14,325 sq ft of space along with parking for 67 cars – which Paul Williams believes could be key to its appeal.
“With free parking for a fairly large workforce Surety House would welcome a good-sized firm looking for opportunities to expand on the North Fringe.
“It has an unrivalled range of local amenities with shops and restaurants in The Mall within walking distance and Bristol Parkway station is within four miles. It could make the ideal Christmas box for a Bristol Company ensuring a very Happy New Year for staff and clients.”
