Global law firm CMS has been announced as the latest office occupier to take space in 1 West Regent Street, a newly completed Grade A property located in Glasgow city centre which was developed by M&G Real Estate and a fund managed by Clearbell.
CMS has taken the entire fifth floor and part of the fourth floor at 1 West Regent Street, comprising circa 22,000 sq ft of high quality office space, on a ten year FRI lease. The firm is relocating from its current Glasgow office at 191 West George Street and plans to commence fit out and take occupation in May 2016.
CMS has 59 offices in 33 countries across Europe, the Middle East, North America and Asia with more than 3,500 lawyers providing clients with advice in law and tax matters.
1 West Regent Street comprises 143,000 sq ft of Grade A office and retail space over eleven levels. It offers a first-class working environment, rivalling Grade A office accommodation in London and elsewhere in the UK. It benefits from a unique location in Glasgow’s Central Business District and near to Queen Street station and adjacent to the Buchanan Quarter retail scheme.
Caryn Penley, executive partner at CMS Scotland, comments: “The move to 1 West Regent Street comes at an exciting time for the firm as we look to provide a more modern environment. The open floor plan will enable us to operate more efficiently and work more collaboratively with each other and our clients.”
Manish Chande, senior partner at Clearbell, added: “We are pleased to welcome another global business to our building. The calibre of the tenants we have signed up to 1 West Regent Street truly is a reflection of the fantastic design, accessible location and high quality of the accommodation on offer.
“We are over 60% let with only three and a half floors available and we already have positive interest on those which is great news.”
Aaron Pope, director, Asset Management at M&G Real Estate, added: “This is the fifth letting at 1 West Regent Street since the start of the year and reflects that a well-designed and excellently specified building in a market with limited Grade A office space will continue to attract strong occupiers like CMS.”
Global engineering firm Weir Group PLC, media organisation Global and professional services companies Arup and FDM Group will take occupation of five office floors imminently. Restaurant and café chain Giraffe, the first retail and leisure operator for the development, opened on the ground level in July 2015.
JLL and Bilfinger GVA represented Clearbell and M&G Real Estate whilst Savills acted for CMS.
Bilfinger GVA and JLL are letting agents for the office development with CBRE and Culverwell marketing the ground floor retail units.
