Leading property developer Albion Land has announced exciting plans for a new £35 million-plus development in Northamptonshire that could create up to 1,000 jobs.
The proposals comprise approximately 400,000 sq ft (38,000 sq metres) of mixed-use commercial buildings in the area known locally as Horsepower Highway. The area attracts motorsport and high value manufacturing occupiers due to the proximity of Silverstone race circuit, the excellent road links and the pool of skilled labour.
The development, to be known as Network 401, will be on a 25-acre site at Brackley between the Northampton Road and the A43, a prominent location at the northern entrance to the market town. The A43 provides a dual carriageway link to J10 of the M40 and J15a of the M1.
Albion Land’s scheme could also resolve the question mark over the future of Brackley Cottage Hospital, with a proposed 60,000 sq ft health care campus providing new doctors’ surgeries, care beds and dental surgery included in the plans.
Simon Parsons, director of Albion Land, said: “Network 401 will be a high quality mixed-use development as befits the location and the growth plans for Brackley. The development will reflect specific occupier requirements and we would expect the completed project to create up to 1,000 jobs and substantial inward investment.”
He said all commercial uses were possible and the site was likely to attract high value manufacturing and research and development activity. “The A43 is referred to as the Horsepower Highway due to the proximity of Silverstone and the high number of motorsport related businesses in the area. The site is likely to be popular with motorsport occupiers, and those organisations wanting bespoke facilities in a high-profile location.”
Mr Parsons added: “We believe this site has a key role in contributing to the economic development needs of the town and to broaden the range of facilities available to the local community. We are hopeful that the scheme may also resolve the long-running proposal to replace Brackley Cottage Hospital and to provide a site for enlarged healthcare facilities which are required to meet the needs of the growing resident population.”
Albion Land hopes to start construction at Network 401 during the second quarter of 2012.
