Landowners and developers with property interests in North Somerset are strongly encouraged to make the Council aware of land they own with development potential, says property advisors, Colliers International.
North Somerset Council is undertaking a “Call for Development Sites” to help ensure that their understanding of land availability and supply is fully up-to-date as work progresses on a Sites and Policies Development Plan.
Marcus Plaw, planning consultant with Colliers International in Bristol said: “The deadline for written responses to the Council is May 30. The Council requires detailed information so landowners should start work now gathering helpful evidence about their land even if it does not benefit from a planning permission.
“The local authority is planning for future growth over the next decade and beyond, so landowners and developers are invited to consider their land holding’s development potential for five or more homes, or alternatively for new shops, tourism and leisure use, industrial premises, offices, and community uses. “
The sites gathered will then assist the Council in future planning strategies including a Site’s and Policies Development Plan which will contain a selection of detailed planning policies and land allocations that sit alongside the Core Strategy to help inform decisions on future planning applications and the delivery of new development.
Marcus Plaw, continued “This presents a first step and a real opportunity for many landowners to show the Council that their land has future development potential.
“The submission of a site to the Council does not mean that it will be allocated instantly for development. But it will assist the Council to understand more fully land which would appear deliverable in the short and longer term and help to demonstrate a strong rolling supply of land for new homes and other development.
Engagement in this process should be seen a positive move in promoting development land and for landowners to inform the Council that their land is suitable and available to help drive forward the local and wider economy.”
