Full house as expanding Leadbitter Group moves in

The Southern Construction and Housing division of major construction company Leadbitter Group, with £60m of contracts secured for 2012, has relocated its regional office within a business campus near Southampton due to continued growth and the need for expansion.

Staff moved into the 3,200 sq ft (297 sq m) ground floor of Burlington House at Botleigh Grange Office Campus, Hedge End, over the weekend (October 29th/30th).

The quoting rent on the five-year lease at the three-storey office – one of six office buildings on the campus – is £18 a sq ft, equivalent to £57,600 a year.

Real estate adviser Hughes Ellard represented Burlington House landlord Highcross, a property fund manager specialising in property investment and development opportunities, from serviced offices to industrial estates and business in the UK.

Russell, the director of business space at Hughes Ellard, which has offices in Southampton and Fareham, said: “Everyone acted to the letter, and we wish Leadbitter every success at its new regional headquarters. There is now full occupancy at Burlington House.”

He added: “Botleigh Grange Office Campus continues to attract high-calibre companies because of the excellent standard of grade A accommodation, the landscaped setting and the proximity of the M27 motorway (junction 7).”

Other occupiers at Burlington House are State Securities, which provides asset finance solutions for businesses, legal firm Clarke Willmott and Gleeds, the international management and construction consultants.

Previously located a stone’s throw away at Jellicoe House, Leadbitter’s Southern division operates along the South Coast from Brighton to Weymouth and directly employs more than 80 people, including 18 at the new office.

The company has designed and constructed a number of commercial and residential developments in the Southampton area, including the recently completed office development at Merlin Quay, at the former Vestas factory, on behalf of Surrey-based property company Merlin Real Estate.

In 2010 Leadbitter also completed the £22m redevelopment of Southampton City College.

Highcross also operates 1000 Lakeside, North Harbour, Portsmouth, home to 70 companies and organisations.

Other occupiers at Botleigh Grange Office Campus, which is marketed by Hughes Ellard, include heating specialist group GDG, Zurich Insurance and market research specialist eDigtalResearch.
