Settlements along the North Cornwall coastline continue to prove popular places to live, even through the current market difficulties. This is highlighted in a press release published by Halifax in 30 May 2011 which identified Wadebridge as having the highest house price increase between 2001 and 2011 of all seaside towns in the country being 269%, while nearby Padstow was reported as having an increase of 173%.
Despite this popularity, the opportunity to build new homes and increase the amount of housing available to local people have been few. This lack of new supply has also contributed to the increase of house prices, greatly affecting affordability in the area for the local populace.
In answer to this demand, a scheme has just been granted detailed planning consent within the village of Tintagel for 22 new homes of which 8 will be provided as affordable dwellings. The 1.8 acre greenfield site, off Molesworth Street, is adjacent to the village centre and as such has good access to all the local amenities offered.
Tintagel is a village steeped in history located on the North Coast of Cornwall. Long associated with the legend of King Arthur with the dramatic Tintagel Castle, located on the high headland overlooking the Atlantic Ocean, his reported home. This association is further enhanced by attractions such as Merlin’s cave and the Great Halls, which houses the round table.
The village itself is a thriving community with a population of over 1,800 and contains a number of public houses, takeaways, a post office and primary school. This population swells during the summer months as visitors take advantage of the location’s access to North Cornwall’s beauty spots which include the dramatic cliff top walks, Bodmin Moor and nearby beaches such as Bossiney Haven is close by and Trebarwith Strand.
The development opportunity has just been placed on the market through commercial property agents Vickery Holman. Agent Anthony Eke comments, “We are excited to bring this opportunity to the market where a developer can deliver housing in a coastal village such as Tintagel where other sites are rare. Not only does this present a chance to create some affordable housing for local people, but also provide good market housing in what is an exceptional location in both historic value and geographical beauty.
The scheme itself aims to provide a mix of semi-detached and detached housing as well as a limited amount of flats, ensuring it will attract interest from a wide market of future occupiers.”
Offers in the region of £1.2 million are being sought for this development opportunity.
