Midlands commercial property agents Siddall Jones have sold an 11,355 sq ft Black Country industrial property for an undisclosed sum.
The site on 0.77 acres at 27 Dudley Road, Lye, is prominently located on Dudley Road.
Ed Siddall-Jones, managing director of Siddall Jones, said: “The purchaser, an owner occupier, will continue to use the property for industrial purposes, reflecting the ongoing demand for well-located industrial properties in the region.”
Harj Mahal, managing director of the purchasers, Mucklow Hill Interiors Ltd, said: “Edward was instrumental in identifying a property that suited the needs of the business and without Siddall Jones’ active engagement between the vendor and a party who had a restriction on the site, it’s unlikely the sale would have reached completion.”
Ed Siddall-Jones added: “This transaction underscores a significant trend we have observed at Siddall Jones – industrial properties with freehold tenure continue to attract robust interest from a range of buyers, with purchasers seeking to capitalize on the growth and stability of this asset class.”
“Freehold industrial properties like 27 Dudley Road are in high demand, and this sale illustrates the strong appetite we’re seeing from investors and owner-occupiers alike.”
“Many buyers are eager to secure these assets for their own operations, drawn by the dual benefits of rental growth and capital appreciation in the industrial sector.”
He said the Black Country area, in particular, has seen record levels of uptake in small to medium-sized industrial units, warehouses, and trade counter properties.
“This heightened demand, coupled with limited supply, is driving both rental and capital values upward, making industrial assets an attractive prospect for investors and businesses looking to expand or solidify their operational footprint.”
With industrial assets performing so well in the Black Country and West Midlands region, Siddall Jones is actively engaging with property owners who may be considering renting, selling, or developing their sites.
Mr Siddall-Jones added: “We’re eager to speak with anyone contemplating a move in this vibrant market. The strong performance we’re witnessing in industrial properties presents an exceptional opportunity for owners to maximize the value of their assets.”
Siddall Jones is currently the leading dealmaker in the West Midlands, according to the Q3 results reported by industry bible EG Radius.
The firm has also recently been appointed to the panel for Birmingham City Council’s property disposals and was named the West Midlands’ top dealmaker in 2023 in the national EG Radius rankings.
