HFD expands serviced office offering with purchase of Mercury House

HFD, Scotland’s largest commercial property company, is expanding its Ospa brand of serviced offices following the acquisition of Mercury House at Strathclyde Business Park.

The circa 65,000 sq. ft. office – originally built by HFD in 1990 – was bought from London Metric in a multi-million-pound deal, which will see the full building upgraded and renovated with a focus on sustainability and decarbonisation. Fully reconfigured and enhanced common areas will include dedicated focus rooms, collaboration zones, showers and EV charging points, in addition to significantly improving energy performance.

Ospa launched in early 2024 following a significant investment from HFD into refurbishment works across several offices. It brings a unique offering to the Scottish market, providing occupiers with all-inclusive, flexible serviced office space, without the hidden fees typically associated with other service providers.

The purchase of Mercury House demonstrates the range of integrated services within the wider HFD group of companies with the acquisition, construction, management, renewables and technology being delivered by HFD Property, HFD Construction, HFD Services, HFD Renewable Energy and HFD DataVita. The integrated services include broadband, telecommunications, security, facilities management, guest services, collaboration space plus datacentre, cloud services, state-of-the-art communications and IT capabilities.

Ospa’s portfolio already spans five other buildings at Strathclyde Business Park and Hamilton International Park. Each of the sites offers high-quality, highly sustainable office space, with electricity supplied from identified, 100% renewable sources.

Rosemary Hill, director of HFD Services, said: “Since it launched less than 12 months ago, Ospa has gone from strength to strength and the feedback we have received from occupiers is extremely positive. The quality of the space and the flexibility of the offering are central to its success to date, and it is great to be in a position which requires us to expand so quickly.

“Managing an office space can be a big challenge for smaller businesses, in particular, so with Ospa our ambition is to make that as easy as possible. We’re providing a top-quality, all-inclusive office product and have taken the uncertainty of costs out of the equation – everything is accounted for in one bill, with no hidden extra charges.”
