The Point is poised to emerge as a prime new destination on Warwick Business Park, setting a new benchmark for best-in-class offices following an extensive transformation by owners Palm Capital.
The Grade A, 80,000 sq ft building is currently undergoing complete shell and core refurbishment, on track to be completed by March 2024.
Telent, a leading technology company, has already embraced the vision of The Point by regearing its lease to secure approximately 25,000 sq ft in the revamped building.
Strategically designed to cater to modern occupiers looking to future-proof their businesses with a strong emphasis on sustainability and wellbeing, The Point is targeting BREEAM In-Use ‘very good’ and EPC B ratings.
The first-class connectivity of the building adds to its sustainability, located just minutes from Warwick Parkway station and near junction 15, M40. It offers a generous car parking ratio of 1:250 with an expected 10 EV charging points, as well as bike storage, shower, and locker facilities.
Central to The Point’s interior design is a striking statement entrance, a welcoming business lounge, reception, and vibrant barista bar. These offer flexible spaces for collaboration, complemented by an outdoor landscaped courtyard with seating area, fostering a sense of community and wellbeing for like-minded businesses to connect.
Patrick Flanagan, Telent head of estates and FM said: “The vision for The Point aligns perfectly with our desire to create workspaces that act as a destination for our employees and customers. We specialise in the design, build, support, and management of the UK’s critical digital infrastructure with many decades of experience in mission-critical technology. We aim to attract highly motivated and talented individuals keen to embrace change and help make a difference in the sectors and communities we are helping to transform.
“The high-quality open plan space assists our teams to collaborate effectively, while enjoying increased wellbeing benefits from the onsite amenities. The improved sustainability credentials of the building also support our desire to minimize our impact on the environment, which we’re working on across our organisation as a values-based business.”
Offering floorplates ranging from 7,800 sq ft to 53,400 sq ft, Adrian Griffith from Avison Young and Douglas Bonham from Colliers are acting as joint agents on the scheme.
Adrian Griffith from Avison Young added: “The location offers huge supply chain potential as well as the opportunity to add to the 100+ existing tech hubs and research and development facilities in Warwick. Like the occupiers we’re looking to attract, we’re investing for the future and presenting the market with an asset primed for growth.”
