A £1.6m extensive refurbishment programme of an 85,000 sq ft industrial warehouse in Rotherham is nearing completion.
Owners PIN Property has successfully taken the 1980s-built unit on Braithwell Way on Hellaby Industrial Estate and transformed it into The BASE by fully re-cladding the building and updating office and industrial areas.
The refurbishment which is due to be completed next month includes new double glazed windows to the office area, three dock level doors, three ground level doors, a secure yard, fully refurbished two storey offices and canteen area, LED lighting to the warehouse and EV charging points
Rebecca Schofield, partner at Knight Frank, and agent for The BASE with CPP, said: “It’s location is key for attracting an occupier.
“The premises have been extensively refurbished and provide good quality space suitable for industrial and warehouse use with the benefit of a large power supply and PV across the roof.
The premises are ideally located on the established Hellaby Industrial estate at J1 M18 and therefore will be of interest to local and regional occupiers as well as foot loose occupier requirement looking for immediate motorway access
Phil Meakin from PIN Property added: “We are delighted with the refurbishment and are hopeful that the quality of the space and overall transformation of the building will appeal to local occupiers.’’
Toby Vernon from CPP added: “The building has been transformed following this comprehensive refurbishment. The building and external areas now provide a modern and very well specified facility which will suit all forms of manufacturing and storage and distribution use.”
Hellaby Industrial Estate is located immediately adjacent to J1 M18, four miles East of Rotherham town centre via the A631, just seven miles North East of Sheffield and 13 miles South West of Doncaster.
