Flude Property Consultants and Holloway Iliffe & Mitchell have announced that Mountbatten Business Centre in Southampton and The Briars in Waterlooville are now fully let on behalf of The Malins Group.
The two parks are both well located and accommodate around 50 occupiers across 70,000 sq ft of office space. The accommodation on offer is refurbished, flexible and ideally suited to office, studio, research and light assembly uses. The sites also benefit from excellent parking and are with close proximity of their town centres.
Flude Director, Sebastian Martin, commented, “over the last two quarters we have seen good demand for this type office space, which is flexible and affordable for occupiers looking to move into their first office or downsizing. The landlord has been proactive with refurbishing the available space and quick to get interested tenants into the units”.
Mountbatten Business Centre and The Briars have benefitted from the changes in the planning system, allowing them to be occupied by a range of uses without the need to apply for change of use, creating a larger applicant pool to call on. Many of the units benefit from Small Business Rate Relief, which has incentivised occupiers who are very cost consensus.
Holloway Iliffe & Mitchell Director, Tom Holloway commented, “as the market has evolved, so has our client’s ability to structure flexible deals that has enabled the two sites to become fully let. In this market that is some achievement.”
Following feedback from existing occupiers and the market, the landlord proactively undertook a detailed review of the service charge costs, to ensure they were as competitive as possible whilst retaining a great standard. This has been another key differentiator in ensuring the parks are fully let.
