Global real estate advisor CBRE has announced the launch to market of office development The Apex in Dyce, Aberdeen.
Acting alongside Graham and Sibbald, CBRE has been instructed to let the building which recently featured in the blockbuster movie “Tetris”, with the accommodation currently undergoing extensive refurbishment works.
Extending to 70,000 sq ft over three levels, The Apex benefits from high quality, modern office space and an EPC A rating. There are offices available from 1,000 sq ft and provisions for a refurbished canteen, business lounge, cafe and gym which would provide great accommodation for both local and national operators. There will be a central communal space which boasts a stunning three-story glass atrium and far-reaching views of the surrounding area.
With its state-of-the-art technology, including a controlled air conditioning system, internal fibre cabling capable of speeds up to 10GB and a secure on-site data centre, The Apex sets a high bar for modern office space. In addition, the building is equipped with 24-hour monitored CCTV and extensive parking with newly installed EV charging stations. The building currently draws 50 per cent of its energy from zero carbon sources.
The Apex has recently secured its first tenant in Network DNA, highlighting the demand for high quality refurbished space within the Dyce Area. The specialist network and communications consultancy predominantly focuses on the North East of Scotland and serves over 10,000 users across 15 countries.
Dominic Millar from CBRE in Aberdeen commented: “We are delighted to be marketing The Apex for let. It is a new generation of office building which integrates work, wellness and the environment with the highest standard of design and technology.
“The landlord has taken a proactive approach with the refurbishment of the property, providing high quality space for all occupiers. There will also be a plug and play suite installed on the ground floor which will relieve an ingoing occupier of fit-out costs.”
Bill Anderson, Managing Director at NetworkDNA, said: “The Apex is uniquely suited to our business, combining Grade A accommodation and advanced connectivity. The building affords almost unlimited data speed through the onsite Data Centre and allows us to offer our clients a dual redundant disaster relief facility, with high grade office facilities available onsite.”
Chris Ion, Partner with Graham & Sibbald added: “With the significant reduction in Grade A space throughout the city, we are delighted to be working with the landlord and CBRE to bring to market The Apex. The Apex ticks all the boxes companies are seeking from a modern office in Aberdeen with its energy efficiency, car parking including EV charging, wellness provision and excellent views.
The Apex is located in Dyce approximately 7 miles north west of Aberdeen city centre and in the immediate vicinity of Aberdeen International Airport. The nearby Aberdeen Western Peripheral Route (AWPR) will provide occupiers with quick and easy access to the strategic transport network.
