Kier Property has obtained planning permission at its Bracknell site on Longshot Lane, permitting the development of a new highly sustainable industrial and logistics warehouse.
Demolition was completed earlier this year in readiness for the development.
The new building will be branded under Kier Property’s Logistics City and total c.104,000 sq ft, including grade A first-floor offices. The development will target BREEAM Excellent and net zero carbon in operation with an EPC rating of A+.
The building will incorporate a range of sustainable features designed to reduce the operational costs of the building including solar panels, 15% rooflights, LED lighting, a building management system (BMS), efficient heating/cooling and market leading thermal insulation values. The development will also adopt the use of sustainable construction materials, Electric Vehicle (EV) charging points, landscaped employee breakout spaces and cycle storage facilities.
The 5.15 acre industrial and logistics site on Longshot Lane in Bracknell was acquired from Reliance Worldwide Corporation in July 2022. It is located adjacent to the A329 in the heart of Bracknell’s commercial district, which is an established industrial and logistics location within the Thames Valley, home to many blue chip multi-national companies. Logistically the town benefits from excellent links to both the M3 and M4 motorways and Heathrow is just a 25-minute drive away.
Leigh Thomas, Kier Property’s Group managing director, commented: “We are proud to bring forward our third industrial development in Bracknell, which offers excellent connectivity to both the M3 and M4 motorways.
“The strong sustainability credentials of the scheme are testament to our commitment to deliver cutting-edge buildings which help drive down operational costs for the occupier.”
Across the UK, Kier Property has delivered more than six million sq ft of industrial space and has current schemes in Andover, Bognor Regis, Manchester, Milton Keynes and St Albans.
Kier Property is being advised by CBRE and Hatch Real Estate.
