Birchwood Park, the North West’s leading out-of-town business destination, completed in May 2023 its highly-anticipated £16m industrial development, bringing flexible warehouse space to the region.
Construction work on the third phase of the Park’s Cavendish Warehouse scheme, which features four units totalling 153,500 sq. ft in total warehouse space, was completed by Caddick Construction in under 12 months.
Although work on the Park’s latest development has only just concluded, it has already proven to be highly sought after amongst both existing and potential new occupiers and is almost fully let.
Created with flexible workspace in mind, each of the four new, high-quality warehouses offer above industry average office content and have been designed to support companies requiring large industrial units to accommodate a range of uses.
The development will provide its occupiers with versatile units to accommodate businesses looking for high quality, secure warehouse space, located in a community centred environment, but with the flexibility to increase office space as required.
The latest wave of warehouse construction is part of Birchwood Park’s ambition to meet the increasing demand for top-grade warehouse space of this size in the surrounding North West area.

Among the deals recently completed at Cavendish Warehouse are the expansion of global medical diagnostics company, Werfen, in addition to welcoming the UK’s leading window and door replacement provider, Safestyle UK, who agreed a pre-let deal for new warehouse space earlier this year.
Each warehouse unit features a secure yard, on-site parking, and is superbly located, within easy access of Junction 11 of the M62. This has been created to support occupiers with both recruiting and retaining staff, accessing important talent pools and recent graduates across the North West
