Brand-new trade counter, industrial and warehouse units are now ready for occupation at a commercial property development site near Bournemouth, Dorset.
Practical completion of the 26-unit scheme, four of which already have occupiers lined up, has taken place at Bedrock Park, Vulcan Way, Ferndown Industrial Estate, Wimborne.
Bryony Solan is a surveyor and associate at property consultancy Vail Williams in Dorset, joint marketing agents with DTRE on behalf of developer Northwood Urban Logistics.
She said: “We are excited to see this significant milestone achieved as it provides the area with much-needed industrial stock and we have tenants lined up ready to take occupation.
“This includes two of the 12 trade counter units which have been let to well-known brands. Unit 5 is to be leased by Careco, a nationwide mobility aids supplier. Unit 4 will become a Ducati Bournemouth store for the iconic motorcycle brand Ducati UK in collaboration with Breeze Motor Group.
“We are confident that this superb, 26-unit speculative scheme by Northwood Urban Logistics, with three distinct areas constructed in tandem, will swiftly fill due to market demand and the flight from some commercial premises which do not meet the occupiers’ business ESG requirements.
“The units at Bedrock Park have been constructed with the latest environmentally friendly technologies to reduce the costs of occupation. Furthermore, e-commerce continues to drive demand for new fulfilment centres and last-mile delivery.”
Units 1 to 11a comprise trade counters and light industrial/warehouse units from 2,688 sq ft to 4,734 sq ft with 6.5m clear internal height; the first five are finished to a shell specification and the remainder fitted with first floor offices.
Units 18 to 26 are light industrial/warehouse units, from 2,886 sq ft to 6,260 sq ft, with 8.4m clear internal height. They are finished to a shell specification so occupiers can fit out to their own needs and include first floors for storage or can be fitted out as an office.
Units 13 and 17 are warehouse/logistics units, from 14,980 sq ft to 33,735sq ft, with 8.4m clear internal height, fitted first floor offices and PV panels.
Units 13 and 16, totalling 33,244 sq ft, are under offer.
Bedrock Park itself totals 188,271 sq ft.
Latest environmentally friendly technologies are being utilised to reduce the costs of occupation, with EPC ratings of A and B.
Green technologies include low air permeability design, electric vehicle charging points, photovoltaic panels on units 13-17 and 21, high-performance insulated cladding and roof materials, increased natural lighting in warehousing and secure cycle parking.
Located on a premier industrial location in the Bournemouth, Poole and Christchurch conurbation, all the units, which come with electric loading doors, are available leasehold.
