The strategic 4 acre site has its own river and gut berth. The property itself comprises of a concrete wharf with a sheet- piled quay, 2 weight bridges and accesses on to Belvidere Road, 4 temporary buildings for offices and mess rooms, 30,000 sq ft of industrial and warehouse premises and a small workshop.

Southampton City Council Local Plan identifies the property as with an area safeguarded for the provision of wharfs and quays for the import and sea won aggregates, boat building, boat repair and maintenance and other uses reliant upon the waterfront.
