200 jobs are set to be created over the next year as modular homes manufacturer IDMH commits to a South Yorkshire warehouse base.
Joint agents Knight Frank and CPP have secured a lease for the 208,663 sq ft site at Tinsley Industrial Estate in Sheffield, to Liverpool-based IDMH Limited.
The Tinsley Depot site, formerly home to leading brewer AB InBev UK, will become IDMH’s new design to manufacturing base as part of ambitious nationwide growth plans.
Sonny Burrows, chief operating officer at IDMH, said: “The decision to expand has been driven by Modern Methods of Construction complimenting the existing housing supply chain to add more capacity in to the system and increase the quality and availability of much needed housing.
“Our existing factory in Liverpool has a team of 70 people currently in 50,000 sq ft whereas the new site is over 200,000 sq ft allowing us to expand and satisfy the demand for new contracts won, to act as a springboard to win more work, and to allow multiple production lines to extend our portfolio.
“We already have 35 people in Sheffield and expect that to rise to 80 in the next few months with 150-200 jobs in the next year. These will be a broad range of skilled and technical STEM jobs from joiners to architects and we will be actively recruiting in the area. We also want to encourage our new staff to use the fantastic public transport links to our site.
“The location is excellent. Logistically, the site is perfect in terms of our distribution needs nationwide, and we are already looking at good collaborative opportunities with the Advanced Manufacturing Research Centre nearby. These are exciting times for us.”
IDMH plan to use the new base for their modern methods of construction from bespoke concept design to production.
The firm boasts an in-house RIBA-accredited team of architects which transform design concepts into modular solutions for house and apartment projects of 20-plus across the country supported by an award-winning manufacturing process allowing fast production and efficiency. IDMH can build a home within eight days and install on-site within two days.
Rebecca Schofield, partner and head of the Yorkshire industrial team at Knight Frank, which acted on behalf of AB InBev UK with joint agent CPP to sub-let the remainder of their lease at the site, said: “IDMH swooped quickly to secure this site. There is short supply of this type of unit of this size to satisfy demand.
“These premises are ideal for a company wanting easy access to the motorway network with the M1, M62 and M18 motorways all within easy reach and we understand that IDMH were also attracted to the skilled labour available in the region.”
Toby Vernon, director at CPP added: “We are delighted to have secured a new sub-tenant for this building so quickly on behalf of AB InBev UK.”
AB InBev was represented by James Godfrey at Gerald Eve and agent for IDMH was Adam Robson of AKM Property Consultants.
The surrounding area is an established industrial and warehouse location, home to occupiers including Clipper Logistics, Great Bear/Culina, Royal Mail and M&S.
