Arlington has received full planning consent for a building that is set to become one of London’s first fully lab-enabled buildings to be delivered by a commercial property investor.
Known as Refinery, the building will be developed alongside Waterfront at Manbré Wharf which enjoys a Thames-side location in Hammersmith, west London. It will be launched to the market later this year and will take 2 years to complete.
The 123,000 sq ft development will be capable of accommodating Biosecurity Level 2 laboratory space alongside conventional offices. Unlike other lab enabled development, 100% of each floor of Refinery will be capable of being fitted out for laboratory use, giving life science and innovation companies total flexibility. Alongside conventional space Arlington will be delivering serviced and managed Laboratory space, with 20% of the building dedicated to collaboration and amenity space, including an event studio, restaurant, club room and business lounge.
