Tritax Symmetry, the dedicated logistics development company of Tritax Big Box REIT plc (TBBR), has announced the next phase of development at MA6NITUDE in Middlewich, Cheshire.
With detailed planning consent already in place, two warehouse / distribution facilities comprising 149,000 sq ft and 41,000 sq ft will be built on a speculative basis with work due to start in in Q1 next year. As with all of Tritax Symmetry’s new buildings, the two units will be built to net zero carbon in construction in line with the UK Green Building Council’s (UKGBC) Net Zero Carbon Buildings Framework. The project team includes AEW Architects, Avison Young (planners) and SGI (structural engineers).
The announcement comes after confectioner, Swizzels Matlow agreed earlier this year to invest in a new facility at MA6NITUDE of up to 458,000 sq ft with the first 158,000 sq ft being delivered in 2021.
Speaking about MA6NITUDE, David Nuttall, development director at Tritax Symmetry, commented: “We are excited to be pressing ahead with a further phase of development at MA6NITUDE, which demonstrates our confidence in the site. These two buildings will be ready to occupy next year and we have already received positive occupier interest. Coupled with the development of Swizzels Matlow Ltd’s new manufacturing facility, it promises to be a busy, exciting year for the scheme and we intend to make further announcements regarding the progress of the site in the coming months.
Matt Pochin, director at Legat Owen, joint agents for the scheme with Savills and B8 Real Estate, continued: “The decision to speculatively build close to 200,000 sq ft shows the strength of the industrial and logistics market. MA6NITUDE occupies a unique strategic position between the North and the Midlands, which has and will appeal to occupiers looking to improve their distribution reach across the country.”
Located just off Junction 18 of the M6, MA6NITUDE offers plots from three up to 53 acres with the flexibility to deliver units from 40,000 – 638,000 sq ft.
