As recently announced by CBRE Global Investors, Venture, the specialist project management team within Workman, is project managing the £39.75m transformation of 10 Brindleyplace – Birmingham’s largest office refurbishment scheme.
As works officially begin onsite, the Venture team will lead the largest development project at Brindley Place since it was completed in 2009. The scheme will see the creation of 210,000 sq. ft of high-quality grade A office space, with one of Birmingham’s largest-available office floorplates, at more than 27,000 sq. ft.
With a strong emphasis on technology, sustainable design and occupier wellness, the development will achieve BREEAM Excellent, and will be Birmingham’s first building to attain Fitwel accreditation, a standard that measures occupier health and wellbeing. It will also be WiredScore certified, in recognition of its excellent connectivity.
The ambitious redevelopment is being coordinated by Thamesis Asset Management, on behalf of CBRE Global Investors. The project, designed by Associated Architects and delivered by Willmott Dixon Interiors, will see 10 and 8 Brindleyplace combined into one building, including the former SACO serviced apartments. Work is due to be completed in summer 2022.
The former home of RBS will be transformed, with a new, modern façade, a generous double-height reception space and large modern open-plan office floors featuring floor-to-ceiling height windows. Occupier amenities will include an on-site café; fitness facilities including a bouldering wall and fitness studio; extensive roof terraces; cycle storage for 100 bicycles; and electric vehicle charging. The West Midlands Metro runs directly past the building, with a new stop being created opposite its Broad Street entrance.
In managing the project, the Venture team has tapped into the wealth of expertise across the wider Workman business. Hedley Jones, Workman’s Head of ESG Refurbishment and Development, provided valuable Net Zero insight, contributing to the scheme’s design, and Nick Hobbs, ESG Associate at Workman and Fitwel Ambassador, has provided in-depth advice on occupier wellbeing, a consideration becoming increasingly important to discerning occupiers.
