The part first floor of prime Bristol city centre office building Tower Wharf has been taken for 10 years with a five-year break.
Colliers International and Lambert Smith Hampton acted jointly on behalf of landlord Picton. The tenant, a financial services organisation, was represented by Carter Jonas.
The letting of the 6,425 sq ft space overlooking the Floating Harbour follows the recent leasing of 11,000 sq ft on the fourth floor of Tower Wharf to cloud-based finance software company Xledger.
James Preece, director in the National Offices team at Colliers International, said: “The waterfront refurbished office space at Tower Wharf is ideal for businesses seeking well-located headquarters as its only a short walk to Bristol Temple Meads Railway Station, allowing for fast connections to London.
“Prospective tenants are aware of the low vacancy rate in Bristol city centre and have continued progressing new leases during lockdown, as was the case here. Those landlords that have invested in a high-quality refurbishment programme are seeing the benefits when it comes to securing new occupiers.”
Roxi Foster of LSH commented: “Refurbishment is presently underway of the part ground floor and the remaining part first floor of Tower Wharf. These will be ready early in 2021, and we are anticipating even keener interest from occupiers given that the vaccination programme should be underway and the need for working from home will be reduced.”
The part ground floor of Tower Wharf comprises 5,283 sq ft with an external terrace area, and there are also three car parking spaces. The remaining part first floor extends to 7,050 sq ft and comes with four car parking spaces.
Tower Wharf is a BREEAM Excellent office building located between Cabot Circus shopping centre and Temple Meads Railway Station, close to the M32 motorway.
