Steelwork has been completed on a new speculatively built 125,000 sq ft distribution unit on the M1 corridor at Barnsley.
Maple 125 is the latest scheme to be brought forward by Bramall Properties at Junction 36 of the M1 at Tankersley.
The high-specification distribution unit, which is due to be completed in Q1 2021 and is available to let or to buy, will provide much needed industrial and distribution accommodation of this size to the 40-mile long M1 corridor between Sheffield and Leeds.
Rebecca Schofield, partner at Knight Frank and head of the Yorkshire industrial team, said: “It is great to see the progress that has been made in the construction of this high quality project on the M1 corridor at Barnsley.
“There is good levels of demand for distribution space across the region and there is a lack of supply along this stretch so we are anticipating good interest in the site. It provides much needed addition of quality distribution space, to fulfil the requirements which we are seeing in the market”
The site benefits from immediate access to the M1 Motorway at Junction 36, approximately 1 mile to the East. The M18, A1 (M) and M62 are also easily accessible.
Rob Whatmuff, Director at joint agents Colliers International, said: “Despite the continuing wider economic uncertainties and shifting of consumer habits, the logistics sector has performed extremely strongly, with 2020 set to break all previous take up figures for units over 100,000 sq. ft. Maple 125 is on schedule for completion in March 2021 and with demand outstripping supply for Grade A accommodation in prime motorway linked locations, we anticipate Maple 125 contributing to a continuation of strong logistics take up through 2021.”
The specification includes 12m eaves, a 50m yard, 12 dock level loading doors, two ground level loading doors, 23 HGV spaces, 80 car parking spaces, fitted office accommodation and up to 1MVA power supply.
Jonathan Duck, Property Manager at Bramall Properties, said: “We are delighted that work is on schedule to deliver this industrial scheme early next year.
“The prime location demands a prime specification and we are committed to delivering high quality industrial space at Maple 125.”
Knight Frank’s Yorkshire industrial team was appointed alongside Colliers International in Leeds to market the scheme.
The development is supported by Barnsley Metropolitan Borough Council’s award-winning Enterprising Barnsley team which offers free guidance on access to finance, recruitment and training, as well as potential to receive business growth coaching.
Maple 125 is on Maple Road in the Tankersley area of Barnsley and existing neighbours include Distinction Doors, HSBC and ITAB UK.
