Innes England has secured new office premises at a prime location in Derby for one of the world’s leading infrastructure businesses. The deal is the biggest office letting in Derby this year.
Balfour Beatty Rail has acquired just under 20,000 sq ft of newly refurbished, comfort-cooled offices at Pentagon House on Sir Frank Whittle Road. With continued investment in the rail infrastructure sector, the company required new office space to support its growing UK operations.
Working in more than 80 countries and with 300 local offices worldwide, Balfour Beatty has its elements of its Utilities, Fleet Services and Rail businesses in Derby and employs more than 850 people across the county.
Rob Harrison, head of property at Balfour Beatty Rail, said: “The acquisition at Pentagon House suited our occupation needs to support the projects based out of Derby and I am very happy with the outcome.
“The building’s high-quality accommodation, along with its strategic location, providing space for growth, and easy access and good parking for employees, made it an obvious choice.”
Nick Hosking, director in Innes England’s Derby office, represented the landlord, Loxton Developments, agreeing a new ten-year lease over and two floors. Nick commented: “Pentagon House is a landmark multi-let office scheme which was purchased by my client last year. Since then it has undergone a comprehensive programme of refurbishment so it’s good to see this investment is already reaping rewards. Office supply is tight at the moment across the city and there are few modern, high quality options available for requirements over 15,000 sq ft.”
Loxton managing director Mark Roberts added: “I am delighted that we have attracted a tenant of the calibre of Balfour Beatty to the building. Derby is a thriving city with a strong technological base which has weathered the economic downturn better than most and Balfour Beatty is a prime example of a successful firm operating in the city.
“Pentagon House is a prestigious building, which provides grade A office space with superfast broadband and some of the best parking in the city. Since there is not a lot of top quality space immediately available in Derby we are hopeful that we will attract further new tenants in the coming months.
Innes England acts jointly with Raybould and Sons on behalf of Loxton Developments and now only has one 2,669 sq ft open-plan suite available, which can be split.
