CEG has announced it has signed the UK’s leading integrated marketing communications agency McCann Manchester to 196 Deansgate in Manchester city centre. The announcement comes as CEG nears completion of a £2.3 million refurbishment of the reception, first and second floors.
The agency, which has offices in Manchester and London, will relocate from City Tower to take 4,650 sq ft on the fourth floor on a five-year lease and the premises will become the city centre hub for the agency’s digital marketing offering, McCann Connected. McCann will join existing tenants including Citypress, Pharmacist Support, Animus Limited and outdoor retailer, Blacks.
Situated at the junction of Deansgate and Quay Street, 196 Deansgate provides approximately 48,000 sq ft high quality office space over five upper floors with 17,784 sq ft retail space on the ground floor.
Work is being carried out by Contract Services on the lower two floors, which measure approximately 10,000 sq ft each, to bring them up to the same Grade ‘A’ specification as the rest of the building.
Speaking about the letting, Greg Lacey, investment manager at CEG, said: “We worked closely with McCann Manchester to understand their exact requirements throughout the process, I’m thrilled to have them on-board. This sets a new headline rent for 196 Deansgate and I am confident that we will continue to drive more demand to what is such a prominent building as we continue into the year.”
Mark Cooke senior surveyor of WHR, joint agents with Canning O’Neill, said: “196 Deansgate is an architecturally stunning building and one that has attracted a significant amount of interest given its prominence and proximity to Spinningfields.
“The refurbishment works, including the reception will be completed this summer.”
Suites from 2,000 sq. ft. to the entire two floors of 20,000 sq. ft. are available at a quoting rental of £19.50 per sq. ft.
